How to Become a Real Estate Agent in Wyoming

Becoming a real estate agent in Wyoming is as simple as getting your license, finding a broker sponsor, and getting to work selling real estate! As long as you fulfill the below requirements, you are already on your way to your goal.

Wyoming Real Estate License Requirements

The requirements to become a real estate affiliate in Wyoming are:

  • Be a citizen of the United States or a lawfully admitted alien
  • Be 18 years of age or older

How to Get Your Real Estate License in Wyoming

Step 1. Real Estate Pre-Licensing Course

Wyoming requires that real estate sales agents complete 54 hours of pre-license coursework before sitting for the exam.

This coursework will consist of two classes:

  • 30-hour Salesperson I
  • 24-hour Salesperson II

Most people choose to take their pre-license education course online. The majority of online courses are self-paced and include study materials like real estate practice exams and flashcards. Some also come with a “guarantee” that you will pass the exam on your first attempt if you complete their course. These benefits are all dependent on the education provider and package you choose, so be sure to get the course that best suits your needs.

Remember that the point of these courses isn’t just to check a box and complete a requirement, but rather to prepare you to pass your exam and become a better agent.

Wyoming does not require the final pre-license exam to be supervised by a proctor. This is not the same as the state exam. This test is provided by your pre-license education company and is an indication that you have completed and retained the information from your pre-license education course.

Similar to the state exam, this test is closed-book and closed-note. You are allowed a basic-function calculator and scratch paper, but no cell phones or outside internet access.

Step 2. Wyoming Real Estate License Exam

After you’ve completed your pre-license education, it’s now time to take the Wyoming Real Estate Exam.

The fee to take the exam is $141 per attempt.

The Wyoming Real Estate Exam consists of 132 questions. This includes 100 for the National section and 32 for the State section.

You will have 240 minutes (4 hours) to complete the entire exam. The National section time is 150 minutes (2.5 hours), and the State section time is 90 minutes (1.5 hours).

A passing score for the Wyoming Real Estate Salesperson Exam is 70/100 on the National section and 24/32 on the State section.

Immediately after completing your exam, you will receive a scoring document that states whether you passed or failed. If it is marked “Fail,” then you will see a breakdown of your score in the different areas of the exam. If you decide to retake the exam, use this as a guide for your studies.

How Hard is the Wyoming Real Estate Exam

The passing score for the national examination is 70 correct answers, and the passing score for the state examination is 24 correct answers. This test is purposefully difficult, but not impossible. Be sure to pay attention during your pre-license course and take studying seriously. If you put the proper effort forth, we know that you can pass on your first attempt!

Step 3. Fingerprinting and Background Check

After submitting your application, the next step is to complete your fingerprinting and background check. The Wyoming Real Estate Commission requires that all applicants have a background check performed before becoming a licensed real estate agent in Wyoming.

To begin this process, call any local law enforcement agency and ask for their procedure to have your fingerprints taken. You will need them to complete two blue fingerprint cards and take a manila envelope that is at least 9 x 9 with you so the fingerprint cards can be secured in the envelope after they are completed.

The fingerprint cards must be signed by the official taking the fingerprints. The envelope is sealed by the official taking them. The envelope must bear an official stamp from the department or agency performing the fingerprinting. The person collecting the prints should also sign the seal of the envelope.

Together with your license application form, mail your completed fingerprint cards, a note or letter with your contact information, and a **Certified Check or Money Order** for $39 made payable to the Office of the Attorney General to the Wyoming Real Estate Commission office to the following address:

Completing and turning in your fingerprints will begin the background check process. The Wyoming Real Estate Commission will review any findings in your background report to ensure your eligibility. During this process, they may reach out to you to provide additional information or documentation to clear up any findings.

All fingerprint reports generated from a fingerprint background check are valid for 90 calendar days after the report is issued to our agency. If you do not complete your application before your fingerprint results report expires, you will have to go through this process again. You can contact WREC to determine if/when your report has been issued.

Step 4. Obtain Errors and Omissions Insurance

Licensees are required to have errors and omissions insurance coverage in order to hold an active Wyoming real estate license.

Williams Underwriting Group is the provider of errors and omissions insurance to Wyoming licensees. You can apply for errors and omissions insurance coverage with them, but this does not prohibit you from obtaining errors and omissions insurance from other providers as long as coverage meets Wyoming’s minimum requirements.

Step 5. Real Estate License Application

The last step to getting your real estate license in Wyoming is to complete your license application.

Submit the completed application form to the following address:

Along with your application form, make sure to include the following documents:

  • The required original license fee of $300
  • Fingerprint cards and $39 certified check or money order payable to the Attorney General
  • Recent close-up photograph
  • Copies of certificates for Salesperson Course I and Salesperson Course II
  • Copy of Passing Examination Score Report
  • Copy of Birth Certificate and driver’s license or Passport as proof of the legal presence
  • Proof of Errors and Omissions Insurance – Individual Coverage ($100,000/$500,000) or proof of group coverage

Step 6. Application Review

Once you’ve passed your exam, you will only need to wait for your background report to come back as a pass. In most cases, this process should take between 5 to 10 business days. Once your real estate salesperson license is issued, your license will be emailed to your responsible broker. If you have any questions at this point, you should contact WREC at (307) 777-7141 or the Contact Us Form.

The WREC primarily communicates through email, so be sure to check your email continually and notify the Commission of any changes.

Step 7. Real Estate License Sponsorship

Another requirement is that your application must be signed by a sponsoring broker. When your real estate salesperson license is issued, your sponsoring broker will be notified.
