If you have a real estate license in Washington, you will need to renew it every two years in order to continue operating legitimately. This is the case regardless of whether you are a real estate broker or a managing broker.

The cost of renewing your Washington real estate license will depend on whether you do this on time — or have to pay a late penalty fee — as well as whether you are a broker or a real estate agent.

Washington Real Estate Continuing Education

You will need to complete the following CE requirements in order to renew your real estate license in Washington.

First Renewal

Real estate brokers are required to complete 90 clock hours of Washington State Department of Licensing (DOL)-approved post-license education for their first renewal, broken down accordingly:

  • Advanced Practices Course: 30 hours
  • Real Estate Law Course: 30 hours
  • Current Issues in Washington Residential Real Estate Course: 3 hours
  • Other approved elective courses: 27 hours

These hours must start after the date upon which you first receive your real estate license.

Note: This requirement for post-license education only applies to brokers. The same CE requirements apply to managing brokers for all active renewals.

Second and Subsequent Renewals

Different CE requirements are demanded of brokers and managing brokers for subsequent renewals.

  • Total CE: 30 hours, allocated as follows:
    • Current Issues in Washington Residential Real Estate Course: three hours
    • Other approved CE: 27 hours
  • A minimum of 15 hours must be completed within two years of your renewal date
  • Up to 15 hours of unused CE that has been completed within four years of your renewal date can contribute towards this total
Real Estate Managing Broker
  • Total CE: 30 hours, allocated as follows:
    • Current Issues in Washington Residential Real Estate Course: three hours
    • Other approved CE: 27 hours
    A minimum of 15 hours must be completed within two years of your renewal date
  • Up to 15 hours of unused CE that has been completed within four years of your renewal date can contribute towards this total
  • CE hours have to commence after the date the managing broker first receives their license

Note: Effective from June 1, 2023, active brokers and managing brokers will be required to also take a mandatory six-hour Fair Housing Course as part of the 30 CE hours.

Inactive Washington Real Estate Agents

In Washington, licenses with an inactive status are not required to complete their respective CE requirements in order to renew, unless the holder wishes to re-activate their license.

Keep in mind that you will not be able to engage in any real estate sales or brokerage activity with an inactive license.

Note: You will be able to renew your license for up to three years after its expiration date by submitting an application for reinstatement alongside proof of completion of 60 hours of approved coursework (30 of which must include the Real Estate Law Course) and paying the reinstatement fee.

If more than three years pass since your license expires, you will no longer be able to renew it, and will instead be required to reapply in order to get your Washington real estate license.

Renew Washington Real Estate License

You will be able to renew your Washington real estate license online or by mail.

Online

You can renew your real estate license online through SecureAccess Washington (SAW) online licensing portal. If this is your first time renewing online, you will need to register first.
